Applying for Home Loan in Bangladesh

What is a home loan?

A home loan is credit a bank provides so an individual can buy a property. It can only be used to buy a home, and it is repaid monthly until the principal and interest are cleared in full.

What are the different types of home loans?

Most loans in Bangladesh are fixed-interest, repaid monthly on a reducing-balance basis — interest is calculated on the monthly reducing balance rather than annually. Adjustable-rate mortgages are likely to appear as the market develops.

How to apply for a home loan?

Contact your local bank branch or its customer care line and ask for the home loan department. Approval is at the bank's discretion; a qualified mortgage adviser can help you complete the application.

Documents required for a home loan application?

You will need the original title deed in your own name, property insurance covering fire, earthquake, flood and cyclone, and an Irrevocable General Power of Attorney (IGPA).

Can we make a joint application?

Yes. Joint applications are possible — married couples show their marriage certificate to the bank as evidence.

How much can I borrow?

Usually no more than 70% of the property's valuation, including registration cost.

What is EMI and how is it calculated?

EMI (Equated Monthly Instalment) is the amount you repay each month until the loan is cleared. Enter the loan amount, period and interest rate in the calculator above to see your EMI.

What will my monthly EMI be?

Your EMI combines principal and interest, spread over the number of months in the loan term. The calculator above works it out for you.

Where can you get a home loan from?

Large local and international banks offer home loans, as does the Bangladesh House Building Finance Corporation. Compare rates and processing fees before you apply.

What is the repayment procedure?

Repayments are monthly instalments over a tenure you choose, usually 5 to 25 years, debited automatically from your account.

Is there a maximum I can repay during the tenure?

Usually there is no maximum, but check with your bank about its terms.

Can I repay before the maturity date?

Most banks offer partial or early settlement, so you can pay off the loan as quickly as you like — sometimes with a small fee.
